Why act now

Waiting costs — in time and money

When you resolve the mortgage determines your costs and options. The earlier you act, the more room to manoeuvre you have.

Early repayment penalty

of the loan amount — in many cases fully avoidable with the right approach

Real estate transfer tax

on transfers during the separation year — after divorce this advantage is permanently lost

to a solution

with professional support — instead of months of uncertainty and joint liability

Your time window — earlier is better

Separation year

Best option — tax-free transfer, full flexibility

Divorce proceedings

Still possible — more effort, limited options

After the divorce

Real estate transfer tax applies — costs rise noticeably

Two ways to resolve a German mortgage after divorce

Which path fits your situation? Both lead to a clean resolution — the right choice depends on your finances and goals.

Important for Option 1

Removing the ex-partner from the mortgage: a key step when keeping the property

If one partner keeps the property, buying out the other is not sufficient on its own. The ex-partner must also be released from the mortgage agreement. As long as both remain in the loan contract, both are liable to the bank — even if only one stays in the property.

The bank checks whether the remaining borrower can carry the mortgage alone. Depending on the situation, a change of borrower, release from liability or refinancing may be required.

You describe your situation — confidentially, with no obligation. We listen and ask targeted questions about the mortgage, property value and the outcome you are looking for.

02

Analysis & calculation

We calculate your concrete options: buyout amount, possible early repayment penalties, credit rating for sole financing, alternative lenders with better terms.

03

We handle the communication

You do not need to negotiate with your bank yourself. We lead the discussion, apply for the contract change and guide you through to the final signature.
